
Don’t exceed 25%
In this post, we would like to discuss about one of the biggest problems in Uganda’s
construction sector.
We believe that this discussion will contribute to our construction culture; especially
for those of you who are creative and self-starting community members who construct without engineers/architects.
Our aim is to raise awareness, so that you can make the most of your creativity and live a happy life in your unique houses long after construction has finished.
Are you familiar with Floor Area Ratio (FAR)?
This is the ratio which indicates what your ideal construction area is.
For example, let’s imagine now your plot is 30 x 30 mt (which is 900 sqm). Now, multiply your plot by 25%.
900 x 25% = 225 sqm. This should be your maximum construction area.
If you exceed 25% sqm, not only do you lose your garden area, but air circulation is
not efficient in your plot.
People, including my own family, immediately think they want to construct a big house.
After all, you want to look at everything you have accomplished, and a big house might feel that….at first.
However, over time, your walking distance around the house increases. You spend a lot of time walking from the living room,
to the kitchen, to the bedroom, to the bathroom, back to the kitchen, and so on.
Speaking of a big house, we all also think that a 2 story building will be the most satisfying. However, again, over time,
we grow tired going up and down, up and down. When grandmother comes to stay, it is hard for her knees to climb.
Next thing, she is scolding you over something, and you don’t even know why! It is because she is tired!
